Commercial Planned Maintenance in Coventry
Commercial property in Coventry is not one kind of building, and a maintenance schedule written for one will not suit the next. The industrial estates off Torrington Avenue, Lythalls Lane and Bayton Road are largely 1960s and 1970s steel portal frame units: shallow-pitch or flat roofs, single-skin cladding, and in a good number of them gas warm air heaters that are older than the business occupying them. Out at Ansty Park and Prologis Park the units are modern, tightly sealed and run on building management systems. In the city centre and along Far Gosford Street there are converted Victorian industrial buildings with none of the above. The assets on each of those fail in different ways and on different timescales.
So a schedule is only worth having if it was written after someone walked the building. Ours starts with a survey that produces an asset register: what plant is on site, its age and condition, what the manufacturer and the regulations say about its service intervals, and what will realistically fail first. The schedule follows from that register rather than from a standard template, and the price follows from the schedule.
What the site visit covers
Heating and hot water plant, controls and distribution. Electrical systems, distribution boards and lighting, including emergency lighting where it is installed. Building fabric: roof coverings, flashings, gutters, downpipes, external doors and the drainage that goes with them. Where there is insulation, solar or a heat pump on site, those are inspected on the same visit rather than booked separately. Every item is recorded, including the ones that were fine, because a record that only lists faults proves nothing about the rest.
Keeping the statutory record straight
Commercial premises carry obligations that a domestic property does not, and most of them are evidenced by paperwork rather than by condition. Non-domestic gas appliances require annual inspection by a registered engineer with the relevant commercial qualifications. Fixed electrical installations require periodic inspection and testing on a cycle set by the installation and its use. Emergency lighting and fire detection carry their own testing regimes under the relevant British Standards. We schedule the items we are qualified to carry out, log them as they are done, and tell you plainly which obligations sit outside our scope so you can place them elsewhere rather than assume they are covered.
Planning and building rules in Coventry
Routine maintenance and like-for-like replacement rarely needs consent. Replacing plant with something larger or resited, altering a shopfront, changing external cladding or working on a listed or locally listed building can all require it, and Coventry has a long list of conservation areas including Spon End, Far Gosford Street and Earlsdon. We check the address against Coventry City Council records before any work that goes beyond replacement, and notify Building Control where it applies.

Beyond the city itself, the same in-house team holds maintenance contracts in Kenilworth, Balsall Common, Bedworth, Nuneaton, Rugby, Leamington Spa and Warwick. For how the contracts are structured anywhere we work, see our Commercial Planned Maintenance page.
Who Attends Your Site
Maintenance visits are carried out by our own employed engineers, not a subcontractor pool, which is why the same faces return to your site and why the person who wrote the asset register is the person using it. Gas work is carried out by Gas Safe registered engineers holding the relevant commercial qualifications, electrical work by our qualified electricians, and energy installations under our MCS certification. Greentek Energy Ltd is company number 13013349, registered in England, with public liability cover to [insert figure]. Certificates and visit records are issued to you as the work is completed, not collected up at the end of the year.
