A Borough Built on Coal, and What That Means for Your House
Most of the country does not have to think about what is underneath a house before building on it. Dudley does. The borough sits on the South Staffordshire coalfield, the seam was shallow and it was worked for centuries, and the limestone under Wren's Nest and Castle Hill was mined out until the hillsides were honeycombed. None of that is history for a builder. It is the first thing that decides what the foundations have to do.
In practice it means a Coal Authority mining report before the drawings are finalised, and on some plots a ground investigation after it. That applies to anything touching the ground, so single storey extensions, loft conversions with new structural support, and full home renovations all start there rather than at the design stage. A report costs a few hundred pounds and a week. Redesigning foundations after the digger has turned up costs considerably more than that.
Dudley Housing, Street by Street
The borough is not one kind of house and it cannot be quoted as though it were. Netherton, Lye, Quarry Bank and the older parts of Brierley Hill are mostly pre-1920 terraces with solid nine-inch brick walls and no cavity at all. Gornal, Coseley, Kingswinford, Wall Heath and Wordsley are largely interwar and post-war semis, usually with a narrow cavity that was never filled. Pedmore, Oldswinford, Wollaston and Norton run to bigger Edwardian and interwar detached houses, with suspended timber floors, bay windows and large cold roof voids.
Those three groups need three different answers. The semis take cavity fill and a proper loft insulation job. The solid wall terraces cannot be injected at all and need external wall insulation instead, finished in render. The larger older houses usually lose most of their heat through the roof and the floor before the walls are even worth discussing, and often need a heating system upgrade sized for the house rather than inherited from whatever was there before. Which group yours falls into is decided at survey, not on a price list.
What to Do First, and in What Order
The most expensive mistake we see in this borough is putting generation and heating onto a cold house. A heat pump on an uninsulated solid wall terrace has to be bigger, costs more to buy, costs more to run and still struggles in February. The order that works is fabric first: loft, then walls, then the generation, then the heating sized for the warmer house you now have rather than the colder one you started with.
That is why our survey covers the whole property even when you only asked about one thing. If the house is already in good order, solar PV with battery storage or an air source heat pump can go straight in and we will say so. If it is not, we will tell you that too, and tell you what to do first. Nobody has ever thanked us for selling them a system their house was not ready for.
Working on Dudley Sites
The ridge through Sedgley, Gornal and Turner's Hill is some of the highest ground in the West Midlands, which means scaffold has to be tied and braced for real wind loading up there rather than signed off out of habit. Down in the older terraced streets the problem is the opposite: rear entries, shared drives and no off-street parking, so skips, scaffold and deliveries have to be planned before week one, not discovered during it. Planning and Building Control go through Dudley Metropolitan Borough Council, and the conservation areas at Stourbridge, Oldswinford, Wollaston, Amblecote, Wordsley and Sedgley change what is permitted on a frontage.
We work for homeowners, for landlords with single properties and portfolios, and for commercial sites on planned maintenance contracts. The same team that fits a kitchen renovation or reworks a living room also carries out the energy work, which is the whole reason it can be sequenced properly. One project manager stays on the job from the first survey to handover.
- Builders, electricians, heating engineers and insulation fitters all in-house
- Mining report and ground conditions checked before design, not after
- Planning, Building Control and party wall notices handled by us
- MCS certified for solar PV and air source heat pumps
- Free survey at the property, never a price quoted down the phone
- Written workmanship warranty on every completed job
Dudley is one of six areas we work in, and the same team, the same certification and the same warranty apply wherever the job is. You can see the full list on our areas we cover page, or read how we work as builders and renewable energy installers across the UK. If you would rather spread the cost of a larger job, the terms are set out on our finance page.
