Loft Conversions

Loft conversions designed, built and finished by one team, whether that's a Velux, a dormer loft conversion or a hip-to-gable. We check the headroom, structure and stairs first, handle building control, and turn dead roof space into a room you'll actually use.

Sound familiar?

Running out of space, but don't want to move?

Moving means stamp duty, agents' fees and leaving an area you like. Meanwhile the biggest unused room in most houses is sitting directly overhead.

The difference between a loft conversion that adds real value and one that disappoints is in the planning: the headroom, the staircase, the structure and fire safety. We work all of that out before you commit to anything.

See what my loft could be
  • Outgrown the house

A growing family, a home office, or a guest room you simply don't have.

  • The cost of moving

Tens of thousands in fees and taxes just to get one extra bedroom.

  • Unsure it's possible

Not knowing whether your roof has the headroom, or which type of conversion suits it.

  • Worried about regulations

Planning, building control, fire safety and party walls, all at once.

What's Included

  • Velux, dormer and hip-to-gable loft conversions, managed from design to final finishing
  • Structural work, insulation, stairs, electrics and plastering by one team
  • Building control handled, with party wall matters explained early
  • One loft conversion company from the first drawing to the final handover

Loft Conversion Specialists for Velux, Dormer and Hip-to-Gable

A loft conversion adds a proper room, a bedroom, office or bathroom, without losing any garden or extending the footprint. That's why it's usually the most space-efficient way to add living space and value to a house. As loft conversion specialists, we start with the three things that decide everything else: the headroom you have, where a compliant staircase can go, and what the existing roof structure will take.

From there we design the conversion, take it through building control, and carry out the structural work, insulation, stairs, electrics, plastering and finishing with our own team. One loft conversion company doing all of it means one point of contact and no gaps between trades, which is where these projects usually slip.If the loft needs insulating properly, or the rest of the house is due work at the same time, we can roll loft insulation, a single storey extension or a full home renovation into the same programme.

  • Velux conversion: rooflights fitted into the existing roof, with no change to its shape
  • Dormer loft conversion: a box dormer that adds both headroom and usable floor space
  • Hip-to-gable: the sloping side of the roof squared off to create extra width
  • Mansard: the biggest change to the roof, and usually the one that needs planning permission

I got my insulation done by greentek they were fantastic from the start. On the way we had one two problems from the contractors but greentek took care of it! Kept me informed and solved the issues. They communicated consistently and kept me in the loop.

We required an urgent new boiler installation due to the old one breaking down and being unrepairable. Greentek Energy supplied and fitted a new one at very short notice so our tenants could have heating and hot water again. We are very grateful to Greentek Energy and would recommend them highly.

What it costs

What a Loft Conversion Costs

The type of conversion drives the price far more than the floor area does. A Velux sits at the lower end, a dormer loft conversion in the middle, and a mansard at the top. We confirm what your roof allows before quoting anything.

  • Conversion type

Velux, dormer loft conversion, hip-to-gable or mansard, in rising order of cost.

  • Structural work

Steels, floor strengthening, and what the existing roof structure allows.

  • Stairs

Where a compliant staircase can go, and what it costs the floor below.

  • Fit-out standard

Whether the room includes an en-suite, and the standard of finish.

Every quote includes

  • A free site survey, with no obligation to go ahead
  • A fixed price agreed in writing before any work starts
  • Materials, labour and making good, in one price
  • Our own team throughout — no subcontractors marking the job up
  • A written workmanship warranty on completion

We don't quote over the phone from a postcode — the survey is what makes the price fixed rather than an estimate that moves. Finance is available through Ideal4Finance, subject to status.

Frequently asked questions

How much does a loft conversion cost?+
It depends on the conversion type (Velux, dormer, hip-to-gable or mansard), the size, structural work and finish. We survey the loft, confirm what's achievable, then give a fixed-price quote.
Do I need planning permission for a loft conversion?+
Many loft conversions on houses can go ahead under permitted development, within volume limits and other conditions. Larger or front-facing dormers, flats, and homes in conservation areas usually need planning permission, and we confirm which applies to yours.
Does a loft conversion need building regulations approval?+
Yes, always. Building regulations cover the structure, fire safety and escape routes, stairs, insulation and ventilation, and we handle the building control process as part of the project.
Is my loft suitable for conversion?+
The key factors are headroom, roof pitch and structure, and where a staircase can go. We measure and assess the loft at survey and tell you honestly what's possible.
How long does a loft conversion take?+
Typically several weeks, depending on the type and size of conversion. Much of the early work is done from the outside and through the roof, which keeps disruption in the rest of the house down.
Do I need a party wall agreement for a loft conversion?+
If your home shares a wall with a neighbour and the work affects it, the Party Wall Act usually applies. We'll explain what's needed early so it doesn't hold the project up.
Can I spread the cost of a loft conversion?+
Yes. Loft conversion finance is available through Ideal4Finance, subject to status.
